Year One: In My First Home

Whew...Time certainly flies, especially when you're living your best life! Today marks one year since I have been in my first house! At the age of 23, I embarked on the journey of homeownership. After successfully renting for 3 years, I felt that it was time to make the next step and purchase a home.  Being fully self employed made the "mortgage approval process" a little different,  but over all, it was a great experience. I had friends that purchased homes prior to me and they provided me with the insight I needed to pursue this journey.  Not to mention my amazing Realtor, Anthony Green, who walked me through the entire process and practically house shopped for me due to my busy schedule.  My mortgage lender, Princeton Mortgage, also made the process uncomplicated because they were so organized and prompt. Princeton Mortgage literally managed to close my mortgage deal in 21 days.

Overall, the "house hunting process" was a learning yet rewarding experience. It did not take long to find a home, however at the current time, It was a sellers market (marketplace in which there are fewer homes for sale than there are interested buyers, giving the seller the ability to dictate prices), which made the"bidding wars" very stressful. I toured my first of many homes beginning March 18, 2022. My Realtor and I submitted many offers and I was outbidded numerous times. At this point, I was feeling defeated, however I kept the Faith. I had to trust and believe that God was in control and that my offer would be accepted on the house that was for me. Finally, on April 11, 2022,  I received a call from my Realtor stating that my offer was accepted and we were clear to close! That was a very memorable day for me.

I will leave a few tips for my first time home buyers-

  • Do not hesitate to ask questions, this is a big purchase and you should be fully aware of the process.

  • Make a list of “must haves” but understand this is your first home, not your dream home.

  • Look into first time home buying programs and loans! There are plenty available, so do your research.

  • Save Save Save! In order to purchase a home you must have cash to cover the down payment, closing costs and moving fees. The amount differs based on the type of loan you're acquiring.

  • Research the neighborhood you are planning to purchase in.  Is this a developing neighborhood? Does this neighborhood have a Homeowners Association? Would this be a good property to rent out in the future? Etc.

Overall, homeownership can be a task, however it is worth it. I thoroughly enjoy the girls night, holiday parties, and being able to host my family when visiting me has been a blessing! Cheers to another year of making  memories that will last a lifetime in my first Home! God I Thank You!
